Final Walkthrough Inspection !

Today we had a final walkthrough inspection. I had met our PM last week as well for a walkthrough and we discussed a few small issues like railing on front porch. He was very kind and made sure this is done on time before the final walkthrough inspection.

Agenda of final walkthrough was very simple:

  • Dave, our PM, went through all appliances in the kitchen one by one including the dish washer, garbage disposal, range and micro.
  • The space for refrigerator is 37 x 71 inches. The refrigerator we ordered is side by side model with dimensions 35.5 x 69 so we are glad all fits nicely. Dave explained how we shall try to install the refrigerator by putting a block of wood under it to avoid damaging the wooden floor. On our confused look of where to find a block of wood like this, our PM said he will leave a block of wood in the garage for us. We really appreciate this kind gesture.
  • We also looked at all the electrical outlets to see if they are working fine. He also explained the how fuse/trip switch works and how we can reset them.
  • Our PM also explained how the thermostats worked including timer setup for days/nights, weekdays/weekends. We also have dual zone thermostat (one on the ground floor and other on top floor) which we can use to save some energy (e.g. less heat usage on ground floor during nights).
  • We went though the bedrooms checking each window and electrical outlet. We didn’t find anything special except a few touch ups needed in one room. He said he will take care of them before closing.
  • The bathrooms looked really nice. The showers  in kids bathroom had low pressure while the master bedroom had really good water pressure. Dave said he will take care of it.
  • Guardian has done all the wiring for cable and internet but haven’t installed the box.We will need to have them come and install the last box to finalize it. We requested Dave if he can get it done as we will need this to get verizon fios.
  • We also went through the HVAC system in detail. Dave explained what different nobs do and there are tons of different nobs for water, gas etc. We have also requested him to put a lock on the door to HVAC room. We are not sure if he was convinced but said he will think about it.

Now it’s time for closing on Thursday and the big move is on Friday. Exciting times 🙂

    1. Thanks for your comment. We are really happy with the light arrangements. If you have read earlier post, we have not added a single new light. We have just moved and adjusted all the existing lighting to places where we wanted.
      Your progress is similar to ours. I guess you also went outside US around drywalls time just like us 🙂

      1. Oh wow that’s awesome! You guys picked some great spots for your lighting then! And that’s really nice of Ryan Homes to offer so many lights with their homes. For us (LC Homes), we would’ve had to pay extra for those – we decided against it. Luckily we have a electrician friend who will be putting in lots of recess lighting & chandelier rough-ins for us after closing!
        And yes we did leave the country the day after they hung our drywall! We’re currently in Ghana on vacation (where we’re originally from). We should be back by the end of the month!
